TENANT FEE SCHEDULE

Open communication and transparency is essential to the success of any relationship. At Verdei, we want your tenancy to be effortless, pleasant and a mutually satisfying success. As a current or even prospective Tenant, we strongly encourage you to review all our policies and procedures because they contain important information about charges a tenant may incur.

 

These charges may be incurred by the Tenant for actions that go above and beyond the normal actions of the Lease Agreement, or for any other actions outside of routine operations.

 

Tenant charges include, but are not limited to the following:

APPLICATION CHARGES

 

  • Application Screening Fee: $55.00
    Required Per Adult: This non-refundable fee is charged per adult, 18 years or older, to cover the costs of processing the application, running a full credit report with score, verifying ssn, verifying address history, verifying employment, and reviewing nationwide eviction history, judgments, liens, bankruptcies, and criminal.
     

  • Pet Screening Fee: Pricing Varies
    Required Per Adult: Applicants without pets are still required to complete the online affidavit, while Pet Owners should gather the following to start: vaccination records, microchip information, and photos of your pet. Get Started

 

MOVE-IN CHARGES

  • Lease Preparation Fee: $50.00
    Required Per New Lease: This one-time fee is charged when a new Tenant signs a Lease Agreement and covers the administrative costs we incur in preparing and executing leases, including convenience of electronic signatures.
     

  • Utility Violation Fee: $75.00
    Required Per Incident: This fee is charged per incident when a tenant fails to transfer or connect utilities into their name on or before their scheduled move-in date and taking possession of the property. This does not include the separate prorated utility charges that will be posted to tenant ledger.
     

  • Early Move-In Fee: $55.00
    Optional Service: This one-time fee would be charged if the Tenant requests an earlier move-in date than what was written and signed for in the original Lease Agreement . To make this change requires additional paperwork and coordination.
     

  • Late Move-In Fee: $95.00
    Optional Service: This one-time fee would be charged if the Tenant requests a later move-in date than what was written and signed for in the original Lease Agreement. If the terms to the later move-in are acceptable to both the Property Manager and the Owner, this fee covers the additional paperwork, coordination, and ensures utilities are kept on the property longer.
     

  • Rush Move-In Fee: $125.00
    Optional Service: This one-time fee would be charged if the Tenant needs to move-in within (3) three business days or less from the date the application was submitted. In order to facilitate such a quick turnaround, we have to prioritize everything in order to complete the rushed move-in request. For example, if the tenant submits their application on a Monday evening, and wants to move in on Friday morning. ** Terms and conditions apply to this request including, but are not limited to: application approval, ready ready condition of the property, etc - please contact us for more information.
     

  • Early Walk-Through Fee: $75.00
    Optional Service: This one-time fee would be charged if the Tenant requests an early in-person walk-through before their scheduled move-in or move-out date. An escorted walk-through of a property with the Tenant and a representative of Verdei is above and beyond our normal business procedures. ** Important: an early walk-through does not constitute an official move-in / move-out inspection.
     

  • After-Hours Service Fee: $75.00
    Optional Service: This fee is charged per request when a tenant requests any of our services outside our normal business hours, on weekends or holidays. For example, if the Tenant requests an early move-in date on Sunday or if the Tenant submits a non-emergency maintenance request but can't be home until 8pm on a Tuesday evening, the Tenant would be charged any applicable fees for the service request plus the after-hours service fee.

  • Lease Renewal / Extension Fee: $50.00
    Required Per Renewal: This one-time fee is charged when a new Tenant signs a Lease Renewal and covers the administrative costs we incur in preparing and executing renewals, including convenience of electronic signatures.
