APPLICATION SCREENING CRITERIA

APPLICATIONS ARE REVIEWED AND LEASES PREPARED DURING NORMAL BUSINESS HOURS: MONDAY - FRIDAY, 9:00AM - 6:00PM, CENTRAL STANDARD TIME (CST / GMT-5):

Fee Schedule (All Fees Non-Refundable):

  • Application Fee (Non-Refundable): $55.00 per adult 18 years or older.
    Each applicant will be charged a non-refundable application fee per adult, 18 years or older unless deemed an adult under applicable law.

  • Lease Preparation Fee: $50.00 per lease agreement when application is approved.

  • Lease Renewal Fee: $50.00 per lease extension.

  • Important: All deposit requirements must be paid with 24 hours of signing the Lease Agreement.

Important Details To Review:

  • Every adult over 18 is required to complete a separate online application and pay the application fee online when the application is completed.

  • An application does not constitute a lease agreement or offer to lease. No lease shall exist until a lease is executed by both parties and the applicant pays all required funds.

  • Falsification of any information on an application may result in applicant's automatic denial. If an applicant is denied for falsifying paperwork, we may retain all deposits and fees paid.

  • We do not guarantee that any prescreening qualifications discussed prior to your application will meet the screening criteria. We encourage you to thoroughly review and understand all the requirements detailed before submitting an application.

  • The application, background information, credit scores, rental history, criminal history, and employment verification will be reviewed by our staff and sometimes the property owner.

  • We make every effort to ensure reliable and accurate information regarding the unit you are applying for - however, modifications can and do take place to cause inaccurate information to be accidentally presented. We encourage all tenants to verify schools, allowable pets, expected features, property condition, or any HOA concerns prior to signing a lease agreement. Any information posted on a marketed listing, including an MLS advertisement does not constitute a written agreement or guarantee of the facts stated.

  • Occupancy guidelines allow for a maximum of two (2) persons per bedroom.

  • Additionally, applicants may be subject to more restrictive qualification criteria as established by Homeowner Associations (HOAs) and municipalities.

  • The Application Screening Criteria may be revised, modified, or updated from time to time by Verdei at our sole discretion.

Before you apply, please review the all application requirements because application fees are non-refundable. If you have any questions or concerns, please contact us during our normal business hours Monday to Friday, 9am to 6pm, Central Standard Time (CST / GMT-5).

* Smoking is NOT allowed inside any of our properties, on any balcony or patio, or in any garages. Smokers must be greater than 10 feet from any property entrances or operable windows while in the act of smoking.

** When reviewing multiple applications for the same unit, the most qualified applicant will be chosen.

Application Process & Screening Criteria:

Please upload the following requirements to your online application before completion in sections that have the (UPLOAD) label. Your application(s) will be delayed if you do not upload all the required documentation to your online application before submission due to the extra efforts needed to gather your documents securely.

 

Application approval is based on the following criteria:​

 

  • Age Verification & Photo Identification: (UPLOAD)

    • Applicants must be 18 years or older, unless deemed an adult under applicable law.​

    • Each applicant is required to provide a valid government-issued identification. Except as otherwise prohibited by applicable law, non-U.S. citizen applicants may be required to present additional documentation evidencing applicant’s right to live in the United States through the end of the lease term.

 

  • Income & Employment Verification: (UPLOAD)

    • Income-to-Rent Ratio - the combined gross household income must equal or exceed a minimum of three (3) times the monthly rent.

    • Employed Applicants will be asked to produce their most recent three (3) pay stubs. Applicants’ employment and income may be verified by accessing an online employment database for verification.

    • Additional legal sources of verifiable income may be accepted. Examples include social security, child support, disability, retirement, bank statements, and any other legal verifiable income. Applicant must provide three (3) consecutive months of bank statements if an additional source of income cannot be confirmed from its source.

    • Applicants starting a new job may be required to provide an offer letter on employer letterhead confirming start date and compensation terms.

    • In instances where sufficient income requirements cannot be met, we may elect to accept pre-paid rent or a Guarantor (Co-Signer).

    • Some income results may require further verification.​

 

  • Guarantor (Co-Signer) Verification:

    • A guarantor must also submit an online application and pay the non-refundable application fee listed above.

    • A guarantor is subject to the same qualification requirements as an applicant but their income must equal or exceed a minimum of four (4) times the monthly rent.

    • A guarantor will also be required to sign the lease.

    • One (1) guarantor or co-signer is approved per household.​

 

  • Credit History & Verification:

    • Applicant may be denied if a FICO score cannot be obtained or has a score below 615.

    • Open bankruptcies will result in an automatic denial of the application.

    • An Experian credit report or substantially similar report will be completed on all applicants to verify creditworthiness. Verified credit history will be taken into account to determine rental eligibility.

    • Security deposit levels may vary based on an applicant’s credit report.

    • We use a FICO 2 score, which is widely used in the rental, mortgage and finance industries. A FICO 2 is calculated on a different algorithm to most consumer facing scores and weights behaviors in a consumer’s credit file differently. Due to this, a consumer facing credit score will often be higher than a FICO 2 score.

    • Some credit results may require further verification.​

 

  • ​Residential History & Verification:

    • Applicants will be asked to provide three (3) years of residential history including contact information for each reference to verification purposes. A residential and rental history check will be completed for each applicant.

    • Security deposit levels may vary based on an applicant’s rental history report.

    • Prior evictions may result in an automatic denial of the application.

    • Applicant may be denied for an outstanding debt/judgment to any prior landlord.

    • Rent payment data is furnished by Experian RentBureau. Landlord/tenant records are pulled from hundreds of national, state and county court jurisdictions that contribute to the national instant database, including filings and those records without a judgment.

    • Some rental history results may require further verification.

 

  • Criminal History & Verification:

    • A criminal background check will be completed for each applicant. Criminal records are pulled from hundreds of national, state and county court jurisdictions that contribute to the national instant database, including OFAC and Sex Offender Databases. 

    • In evaluating an applicant’s criminal history, we will conduct an assessment of the risk to persons or property posed by an applicant that may consider: (1) the type of crime; (2) the severity of the crime; (3) the facts or circumstances surrounding the crime; (4) the length of time that has passed since the crime; (5) the age of the applicant at the time of the crime; and (6) evidence of rehabilitation efforts.

    • Convictions for the manufacture or distribution of a controlled substance will result in an automatic denial of the application.

    • We will not automatically deny an applicant solely on the basis of arrests or pending criminal actions but may require further verification.

    • Denied applicants may petition Verdei for reconsideration by providing additional information to assist us in its review of criminal history.

    • An OFAC (Office of Foreign Assets Control) search will be completed for each applicant. The application will be denied if any applicant appears on an OFAC list.

    • We use a third-party pet policy service, all applicants must create a tenant-only or a pet/animal profile at: https://verdei.petscreening.com

    • Unless the parties agree otherwise in writing, Tenant may not permit, even temporarily, any animal on the Property (including but not limited to any mammal, reptile, bird, fish, rodent, or insect). If Tenant violates this or any agreement to keep an animal on the Property, Landlord may take action per the lease requirements

  • Vehicle Information:

    • No more than two (2) vehicles are permitted without prior written approval.

    • Applicants must provide the vehicle make, model, year, color, and license plate number on their application.

    • Vehicles must be operational and have current registrations. They cannot be wrecked, dismantled, or partially dismantled.

    • Boats and trailers are not allowed without prior written approval.

 

  • Liability & Renter's Insurance Requirements:

    • As a condition of our lease, we require all tenants to obtain legal liability and renter’s insurance to cover losses including personal belongings, fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion.

    • Tenant liability insurance must have a minimum coverage of $100,000+ per incident.

    • Renter's content insurance must have a minimum coverage of $5,000+ per incident.

    • You must also identify "The Verdei Group" as "Additionally Insured" (or other appropriate designation as available) on this policy and provide documented proof.

    • In The Event Of A Claim: Please contact Verdei for claim submission.​​

School Zone Boundaries:

School zoning and enrollment requirements should be investigated prior to submitting your application. Applicants must verify all their own school information with the school district. Growth in your region may cause school enrollments to get capped and designation boundaries to change. We highly recommend you contact the local school district should any of the school boundaries be a concern for the unit you would like to rent.

Causes For Application Denial:

  • If you failed to give proper notice when vacating a previous property.

  • If previous landlord(s) would be unwilling to rent to you again for reasons pertaining to your behavior or that of any family member, guest (welcome or not), or any animal on the property during your tenancy.

  • If you have had two or more late payments of rent within the last year.

  • If you have an unpaid collections filed against you by any landlord.

  • If an unlawful detainer action or eviction has occurred within the past five (5) years.

  • If you have recently received a notice to vacate.

  • If you have less than a 615 FICO credit score and refuse additional deposit requirements.

  • If you have had one (1) or more NSF checks within the last 12 months.

  • If you have allowed any person(s), not on the lease, to reside on the premises.

  • If we are unable to verify your information, we must deny the application.

  • If you violate any of our terms of service during this application process.

  • Applicant requests re-wording or removing any paragraphs in the lease agreement.
